DESIGN/BUILD is a method of project delivery in which one team works under a single contract with the project owner to provide design and construction services. One entity, one contract, one unified flow of work from initial concept through to a finished built space.

Our team combines the work of Architects, Interior Designers, Landscape Designers, and Contractors under one roof.  We can design simple low cost buildings, as well as complex high-end structures with exquisite fixtures and finishes, all depending upon the budget and desires of our clients, who drive the work we do.

We are also happy to work with other contractors and Architects to complete part of the process if you have already retained services for part of your project

PROJECT CONCEPTION

During project conception, collaboration with the BULID/CALI DESIGN/BUILD team offers the advantage of pulling in the architects, engineers and contractors early to help shape the project and evaluate options before too much of the client budget and team effort has been expended, which opens up options for clients.

PRELIMINARY DESIGN & COST ESTIMATION

The BUILD/CALI helps clients to form early visual representations of the project through virtual design and construction (VDC) work. Early collaboration gives DESIGN/BUILD teams a leg up because this early collaboration offers better insights into project design, scope, budget, and timeline.

DESIGN PHASE

During this phase, BUILD/CALI works with the owner to develop conceptual designs for the project, developing enough detail to determine budgets, service providers required, and develop realistic contract terms, including performance requirements, scheduling, budgets and defining other mutual goals and objectives.

FINALIZING THE CONTRACT & COST

Once the project has a firm scope, schedule, and design, BUILD/CALI  and the owner can come together on a final contract cost, and BUILD/CALI can begin to work with sub-contractors to build out the larger team required for the specific project.

CONSTRUCTION PHASE

During the construction phase, BUILD/CALI handles subcontracting, daily management and scheduling, and reporting back to the owner. One of the significant benefits of DESIGN/BUILD is streamlined communication – the owner has a single point of contact in the BUILD/CALI team. 

CLOSEOUT & POST-CONSTRUCTION REVIEW

Once the project is completed BUILD/CALI will review the project with the owner and provide any documentation the owner requires. Because all paperwork and documentation live with a single DESIGN/BUILD team, project closeout can be quicker and more straightforward than with traditional methods.
